Salisbury Neighborhood Housing Services (SNHS) is a private non-profit organization. Its mission is to cultivate sustainable neighborhoods with partnerships and lending that inspire self-reliance, growth and optimism. The goals of SNHS include:
- Increase Homeownership
- Reduce Neighborhood Blight
- Provide Resources for Home Improvement
- Encourage Private Investment by Banks, Homeowners, Commercial Users and Landlords
- Foster Sustainable Change Through Education, Training and Leadership Development
- Develop Self Sustaining Programs
SNHS has a number of programs to help achieve these goals. SNHS offers the following programs to residents of all three Lower Shore Counties (Somerset, Wicomico and Worcester):
- Homebuyer Education and Training through quarterly workshops led by HUD-certified counselors;
- Foreclosure Counseling and Assistance – SNHS will work with at-risk homeowners and their lenders to find workable alternatives to foreclosure; and
- Budget and Credit Counseling
In addition, for residents of Wicomico County, SNHS offers ‘Tandem Loans’ to bring the amount of the first mortgage down to 80% to enable to borrower to avoid paying mortgage insurance. SNHS also offers closing cost loans to residents of Wicomico County to help cover the one-time closing costs.
